New PC Build - Gaming

The PC I am currently using, I've had it for a very long time, everything is outdated by quite a while, and it's about time I begin searching for a new build.

This Build
will primarily be for Gaming and that's about it. VR Gaming is something I do not currently own, however it's a possibility in the future, so having that compatible would be a nice extra benefit.
The Monitors
I am currently using are: MSI G27C6, 165Hz Refresh Rate. 1080p. I have 2 of these one for my Primary Monitor, and then my Secondary. Currently I'm not planning on upgrading these, however in the future it may be worth upgrading to 1440p.
The Budget

I’ve created a build that currently costs £1500, That Said, I am willing to bump up my Budget to around £1700. I would rather this only happen if it makes the Build that much better.
My Budget is relatively low, due to the fact that I am a current University Student, and I don't intend on blowing all my money on a PC

I'll keep an eye on the 7800X3D coming back in stock up until around December time, when I eventually go to purchase.
Question, is the 7800X3D a significant improvement from the Ryzen 7 9700x? Just wondering because I know that the 7800x3d is a popular choice, and often Out of Stock. I'd like this Build to be ordered around that set time frame around Christmas, rather then waiting for the CPU to come in stock. If the difference is extremely noticeable and much better then the 9700x then I'll just wait.

The average performance between the 2 is about 10%, but it depends on games/resolutions (in some games the 7800X3D is over 20% faster).

I recommend you wait for reviews of the 9800X3D, which should be available in early November.
In any case, building now to buy in two months makes little sense.

Started the build now just to grasp a general idea on how much it would cost, and what type of build I can get for the budget I allocated.
Whatever comes from this wont be final, like you said with the reviews in November, which I'll take a look at, and come to a decision on what I want to buy when the time comes it

I understand, but prices fluctuate all the time; they are not fixed; what you can afford today may not be the same in two or three months. :)

Additional/Extra Case Fans?. Any reason to purchase any of them? or will the ones which come with the case, and everything else included be sufficient.
Edit: Just read "Fans - Where necessary your computer will come with extra case fans fitted" so I guess I found my answer :D

Edit: Just read "Fans - Where necessary your computer will come with extra case fans fitted" so I guess I found my answer :D
That case comes with 3x RS120 fans on the side (intake), 2x 140mm fans on the top (AIO - exhaust), and PCS will most likely install another basic 120mm fan on the rear (exhaust). Too many fans can be inefficient if not properly set up.
