Flight Sim 2020 Spec - Help please

Im really taking a stab at this having read others specs and forum posts, apologies if these specs are repeated elsewhere in the forums but I'm going nuts with all the reading and contradictions I'm getting.......

This is to run FS2020 on a 1080 monitor with 60hz refresh rate with a view to moving to 1440 in the near future. I want to be able to run with the sliders in the sim on ultra as much as possible, big jets with glass instruments.

I know nothing about matching bits of hardware together or bottlenecks. Budget is about £2200.

Slightly over the 2200 budget but has some improvements. GPU selection was based on 1440p benchmarks. At 1080p you are CPU bound, a 3070 will run ultra settings as well as a £1500 3090. At 1440p it is maybe 2 fps behind more expensive graphics cards and sits right at the diminishing returns spot. Upgrading to the next stage up you’re effectively paying £100+ to be able to have a couple of graphics settings from high to ultra. 3070 will also handle any other 1440p title you throw at it.
Other changes: The 465X is back in stock, this is the best case PCS have in stock under £100 atm. Bolstered your storage, got the best cooler you can fit in the case, upped PSU to 850W.

Im confused by the drives now, I was taking a guess with what I had specced and am asking as I have a lack of knowledge. I had put 2xM.2 SSD but these have been changed to:

2TB SEAGATE BARRACUDA SATA-III 3.5" HDD, 6GB/s, 7200RPM, 256MB CACHE
1st M.2 SSD Drive
500GB SAMSUNG 970 EVO PLUS M.2, PCIe NVMe (up to 3500MB/R, 3200MB/W)
1st M.2 SSD Drive
1TB PCS PCIe M.2 SSD (2000 MB/R, 1100 MB/W)

That shows 2x "1st M.2 SSD" - im guessing the PCS one is a legacy from my spec in the copy and paste and shouldn't be there and has been replaced by the Samsung?

Is it better to have 1xHDD and 1xSSD than 2xSSD?

The first M.2 drive is for OS and programmes; the second for games and the HDD for long term storag. If you need to reformat the OS drive for any reason, you don’t need to reinstall your games.

This machine is literally for FS and nothing else. Its replacing the 3 that are running my FS9 (yes FS9) setup at the moment!

So at 1440p you’re still very much CPU bound; you’re literally talking 1 or 2 frames difference between a 3070, and a 3080 or a 6900xt which is gonna set you back an extra few hundred pounds for virtually no gains.
If you install a load of mods and textures and graphics it will cause decreased performance. MSFS is a demanding game and tbh PCs are still catching up to the demands the game needs to run well. But ultimately you could get a 5900x CPU with a 3080 and you might get an extra 3 or so frames, for an investment of £300+. The spec is at a point where any extra investment is going to eke out highly diminishing returns.

That's a build by Scott, he knows what he's doing.
One thing though is that ASUS motherboards aren't very happy with 4x8GB 3600mhz RAM. PCS have added a 2x16GB 3600mhz option so would recommend going for that as we don't know when ASUS will patch this issue.
