Budget: £2200
Uses case: 1440p gaming 4k or 1440p, 60hz gaming. (I have a 4k 60hz non-gaming monitor Dell 32 4K USB-C Hub Monitor - P3222QE, haven't decided if I will upgrade in the future. The 60hz frequency and 8ms average response time is not ideal for gaming, but I need the 4k for productivity.)

Any suggestion on the spec below is appreciated!

I'm confused: if the use case is 1440p gaming, why do you need a 4K productivity monitor?
Anyway, regardless of resolution or GPU, the 60Hz refresh rate will cap your FPS at 60.

Sorry for not being clear in the post. I got this monitor a few years ago for work and would like to continue using it (with another laptop). Now I'm trying to build a gaming PC with the said budget, ideally sharing the same monitor. I had an assumption that a PC that can handle 1440p gaming comfortably can also work with this monitor, given resolution is higher and frequency is capped at 60hz, which might be ok for some games that don't require super high FPS. I understand the monitor might be the bottleneck here so might upgrade it later.

1440p is not a simple downscale from 4k. Reduce to 1080p would be significantly better on the monitor than 1440p.
Anyway, that monitor isn't suitable for gaming, and 60fps isn't an acceptable frame rate in 2025.

I would change the CPU to 12 or 16 core ryzen, even if not x3d version. Also, I would buy the 9070 XT externally as PCS appear to be charging around £800 for it, which is obscene, you can have one for £100-150 less from other places (or get the 5070 Ti for about the same money). I would also go with 1000W PSU just in case and take just 1TB fast SSD as primary drive and keep it clean (and add on slower, second 4Tb SSD for games etc). Finally, I would buy Windows 11 home externally

Non-X3D versions will hurt your gaming performance. The only way to get the best gaming performance AND the best productivity performance is with a 9950X3D CPU as it has the same 3d v-cache as the 9800X3D, but with an extra 8 cores for productivity.

The 12-core 9900X3D has less 3D v-cache on it's 6 X3D cores, so is slower than a 8-core 9800X3D in games.

Don't forget that if you buy Windows externally, then you will have to reinstall it on the PC as the test build that it will come with is incomplete and WILL cause issues. You may also have to rely on other forums for software support.

- I disagree on non x3d versions - while x3d versions are better for games indeed, you need cores for productivity. The best would be to get 16 core x3d, this would be great for everything, but is expensive. The compromise is 12 cores x3d ot 16 cores non-x3d in the same price range.

If you see a listing on an auction site, online classified ad, or other online page advertising product keys for sale, it’s a good indication that the keys are likely stolen or counterfeit. If you were to purchase and use a stolen or counterfeit product key to activate Windows installed on your PC, the key may not work for activation, may already be in use on another PC, or it might be blocked from use later by Microsoft when the key is reported stolen.

As a reminder there is to be ZERO discussions about cheap Windows keys - its its likely piracy or some other dodgy thing going on, so absolutely NO promoting of such sites!

And dammit, now I have to go delete everywhere in this thread that its been mentioned specifically (and I was about to go out!!!!) -

Edit: if I deleted anything that wasn't related to the dodgy sites, sorry, but it was a mess to work out what needed to stay and what needed to go, and yeah I'm about to go out :)
