Gaming/Game Making PC

Howdy guys, I'm getting a Gaming PC for both personal use and for my studies.
I'm studying game design so I'll be using Unity, Photoshop and similar applications on this PC, as well as playing on games that require high end specs, (Think Ark, Elder Scrolls, GTA V)
This is my first time building a PC, so I would appreciate any advise about this PC's suitability. I've picked a PC that's about at my maximum pricing, I don't really want to go any higher if possible but I'm open to hearing any suggestions/criticism.

Intel's prices are very high at the monent, and for your uses and 1080p gaming with a mid/high end GPU on a 60hz monitor there really is no point getting an i7 8700k versus one of AMD's offerings. Especially at this budget level.

The RX 580 is cheaper than the 1060 and supports freesync

Get a budget monitor with freesync and take the edge off some FPS drops.

The Pro HDDs are super expensive and totally not worth it

Get a faster SSD for not much more cash

A larger and better quality PSU would be preferable in terms of efficiency and upgrade options

No real point to the H60 cooler. Save and go for the Cm212x or get a decent AIO like the H100x

Are you sure you need that wifi card?

Get the faster RAM.

The Inwin 303 isn't very impressive. Stock cooling is below par, and the RGB features it has a very limited. The Corsaqir Crystal 460x has much better cooling and much more to offer in the RGB department and is about a tenner more expensive.

Thank you very much for your reply and advice, I appreciate it! I made a couple of tiny tweaks to your build including going for a 3TB HDD, COOLER MASTER MASTERGEL MAKER THERMAL COMPOUND and the Samsung Drive you suggested.
Do you think this is a suitable build I should go for now?

No worries, glad it was of interest :)

I'd go with the 970 Evo rather than Pro, as it's £50 cheaper and pretty much as fast. It's the fastest consumer SSD on the market as far as I know.

You could drop the better thermal paste as the regular stuff is fine and if you're going for the CM212x (which is a fine cooler for the price) you're not going to be doing enthusiast overclocking or anything.

If the money is burning a bit of a hole in your pocket, spend it instead on the AOC G2590PX 24.5" 144HZ monitor, which would be a nice upgrade to the gaming experience.

This has a higher refresh rate and a much larger freesync range, which includes support for LFC (low framerate compensation) and it would be a good pairing for the system.
