Drop the motherboard back to basic, that is a very high end motherboard which you don't need, other than that it looks solid. If with the motherboard downgrade you can afford a GPU upgrade then i will last a little longer.

When you say you want to play all the latest games , how do you want to play them ? , at maximum settings with constant silky smooth 60fps ? or on lower settings with maximum fps ? or on max settings with low fps ? (anything under 60 basically , although this is a personal opinion only ,others will say anything under 30fps is low just depends on what your personal tastes are)

Also what is the maximum budget ?

I agree with mantadog,downgrade the motherboard to the P8Z77-V LX & upgrade graphics card to to the GTX 570,this will keep you in the same price range for a better gaming rig.
Dont forget silver warranty for £5.

OK guys i've dropped the motherboard to the ASUS® P8Z77-V LX, im liking the price drop =)

When i say i want it to play all the latest games, i literally mean that i just want to be able to play them, as long as it's playable it'll be an upgrage from the "free from some office" computer that i have now.

Heh, yeah ok i understand. A 560ti will play any game you can mention, just at reduced settings. What really starts to tax the GPU is the AA and AF so just keep them low and you will still get high FPS, looking at it now the 560ti is still a very attractive card, especially for the money, it has come down in price a fair bit recently due to the launch of newer/better cards, still a solid card.
